We get this question constantly. Clients have read about polyaspartic online and want to know if it's worth the premium over standard epoxy. Here's the honest answer from installers who use both systems regularly: the best garage floor coating for most Kelowna homes is a combination of the two.
The Key Differences
| Property | Epoxy | Polyaspartic |
|---|---|---|
| Cure time | 12–24 hrs between coats, 72 hrs to full cure | 2–4 hrs walkable, 24 hrs for vehicles |
| UV stability | Will yellow in Okanagan sun | UV-stable, stays clear |
| Temperature range | Best above 10°C | Cures to -10°C in some formulations |
| Chemical resistance | Excellent | Excellent to superior |
| Hot-tire resistance | Good (depends on formulation) | Very good |
| Surface hardness | Good | Typically harder surface |
| Material cost | Lower | Higher |
| Application speed | Slower (long cure windows) | Fast — requires experienced installer |
The UV Problem in Kelowna
This is the most practically relevant difference for Kelowna homeowners. Standard epoxy topcoats are not UV-stable — they contain aromatic compounds that react to ultraviolet light, causing the coating to yellow and chalk over time. In Kelowna's sunny Okanagan climate, this can happen within a single season if the garage floor gets direct sun through the door opening.
Polyaspartic coatings use aliphatic chemistry that is inherently UV-stable. The coating maintains its clarity and colour under UV exposure that would yellow an epoxy topcoat. This is why we use polyaspartic as the topcoat on every residential garage floor we install — it's not optional if you want the floor to look good in year five the way it did on day one.
Why We Use Both Together
The hybrid approach — epoxy base coat, polyaspartic topcoat — gives you the best of both systems. Epoxy is an excellent base material: it penetrates well, builds good film thickness, and is more economical than polyaspartic. Polyaspartic gives you the UV-stable, harder, faster-curing topcoat. Together they outperform either system used alone for most residential applications.
The only scenario where a full polyaspartic system (base coat and topcoat both polyaspartic) makes sense over the hybrid is when speed is the priority. A full polyaspartic job can be completed in a single day — base coat, flake broadcast, topcoat — and the floor is typically walkable the same evening. For commercial applications where a business needs to return to service quickly, or for homeowners who genuinely can't be out of their garage for more than 24 hours, this matters.
What We Recommend for Most Kelowna Garages
Our Standard Recommendation
For the majority of Kelowna residential garage floor projects: full-broadcast vinyl flake on a 100% solids epoxy base coat, sealed with a UV-stable clear polyaspartic topcoat in the desired sheen level.
This gives you the colour and texture options of the flake system, the adhesion and film thickness of the epoxy base, and the UV stability and surface hardness of the polyaspartic top. It's not the cheapest option and not the fastest, but it's the system that looks the best and lasts the longest.
