Moisture: The Most Important Variable in Basement Epoxy

Basements in the Okanagan valley deal with moisture differently depending on the home's age, construction, and proximity to the water table. Concrete slabs are porous — they breathe, and moisture vapour can move upward through the slab from the soil below. If that moisture vapour pressure is too high when you apply epoxy, the coating will blister and delaminate.

This is why we always test slab moisture before any basement floor coating job. We use a calibrated metre to measure relative humidity within the slab, following ASTM F2170 methodology. If moisture levels are elevated, we have two options: use a moisture-tolerant epoxy primer specifically engineered to bond in high-humidity conditions, or address the source of the moisture first. We'll tell you which applies to your slab before any work begins — no surprises after the fact.

Basement Epoxy System Options

For most Kelowna residential basements, we recommend one of three systems:

**Solid Colour Epoxy:** A coloured epoxy base coat followed by a clear polyaspartic topcoat. Clean, minimal look. Great for home offices, laundry rooms, and utility spaces. The most economical full-coverage option.

**Full-Broadcast Flake:** Same system as the popular garage floor product — epoxy base, vinyl flake broadcast, clear topcoat. Adds texture (useful in home gyms and play areas), hides minor surface variation in the concrete, and comes in many colour combinations.

**Metallic Epoxy:** For finished basements and recreation rooms where aesthetics matter, metallic epoxy creates a dramatic, polished look. Pearl and metallic pigments swirl into unique patterns. Pairs beautifully with modern basement finishing.

Concrete Prep in Basements — What's Different

Basement concrete is often older, rougher, or has more contamination than a garage slab. Previous adhesive from carpet or vinyl tile, paint overspray, and efflorescence (mineral deposits from moisture) all need to be addressed before coating.

We use a combination of diamond grinding and scarifying to remove old adhesives and paint, clean up efflorescence, and create a uniform surface profile across the entire slab. Tight, uneven areas near walls and pipes get attention with a hand grinder. The slab preparation for a basement often takes longer than the coating itself — that's the job done right.

Basement Epoxy as Part of a Renovation

If you're doing a larger basement renovation — framing walls, adding a bathroom, installing drywall — the sequence matters. We generally recommend doing the epoxy floor before the final wall finishes go in, so we have full access to grind and coat right up to the wall perimeters without worrying about protecting finished drywall from grinder dust. After the floor cures, baseboards and trim go in on top.

Long-Term Performance Underground

A properly installed basement epoxy system will outlast the renovation around it. The coating is resistant to the kinds of abuse basements see — dropped tools, furniture scratching, spilled paint, kids and pets. The main enemies are heavy point loads (a spike heel through an epoxy floor is a rare but real hazard) and concentrated chemical exposure left sitting too long.

For home gyms specifically, rubber mats under free weights and heavy equipment protect the floor and extend its life significantly. For rec rooms, furniture feet pads prevent scuffing over years of use.

Basement Floors — Common Questions

Can I install basement epoxy over existing tile or vinyl?+
Generally, no. Epoxy bonds to concrete — not to existing flooring materials. Tile and vinyl need to be removed and the adhesive ground off before we can coat. There are exceptions for very thin, well-adhered VCT tile, but the standard approach is always bare concrete prep.
Will epoxy crack if my basement slab settles?+
Epoxy is a rigid coating — if the slab beneath it cracks or shifts significantly, the coating will crack too. This is true of any floor covering on concrete. If you have significant settlement or structural issues with your slab, those need to be addressed first. For normal shrinkage cracks in a stable slab, we repair them as part of prep and they're not an issue.
How long does a basement epoxy job take start to finish?+
For a typical basement floor (400–800 sq ft), plan on one to two days for prep and coating, then 24–72 hours of cure time before furniture goes back in. Exact timing depends on the system chosen, the condition of the concrete, and the complexity of the space.
