Why Garage Floor Epoxy Works in Kelowna's Climate

Full-Broadcast Vinyl Flake vs. Solid Colour vs. Metallic
The most popular garage floor system in Kelowna by a wide margin is the full-broadcast vinyl flake (also called chip epoxy or flake epoxy). Here's how it works: we roll an epoxy base coat, then broadcast decorative vinyl chips to rejection — meaning we throw chips until the entire wet surface is covered. The excess is scraped off once the base cures, and a clear or tinted polyaspartic topcoat seals the chips in permanently. The result is a textured, slip-resistant surface that hides dirt between cleanings and comes in dozens of colour blends.
Solid-colour systems use a single coloured epoxy or polyaspartic coat for a cleaner, more industrial look. Metallic epoxy creates a three-dimensional, liquid-marble effect using metallic pigments manipulated into swirling patterns — dramatic and unique, each floor looks different.
For most Kelowna garages, we recommend full-broadcast flake with a polyaspartic topcoat. It's the most durable, most forgiving on minor surface imperfections, and the easiest to maintain.
Hot-Tire Pickup: The Problem Cheap Coatings Have
Hot-tire pickup is exactly what it sounds like — your car's tires get hot from driving, and when you park on an improperly coated floor, the tires pull the coating off the concrete in patches as they cool. It's one of the most common complaints about big-box store DIY epoxy kits and cheap contractor work.
It happens because: (a) the surface wasn't properly ground and the coating never fully bonded, or (b) a low-quality epoxy with insufficient cross-link density was used, or (c) the topcoat has poor hot-tire resistance. The polyaspartic topcoats we use are specifically formulated to resist hot-tire pickup. They're harder and more chemically resistant than standard epoxy topcoats, and they cure to a consistent hardness regardless of ambient temperature.
What to Expect on Install Day
For a typical two-car garage, the job takes one to two days depending on the system chosen. Day one is prep: we move everything out of the garage (or you do the night before), diamond-grind the entire slab, repair any cracks or spalling with epoxy filler or polyurea joint filler, vacuum all dust, and roll the epoxy base coat. Day two (or later that day for polyaspartic systems), we broadcast the flake, scrape the excess, and apply the topcoat.
You stay off the floor for 24 hours minimum for light foot traffic, and keep vehicles off for 72 hours. Polyaspartic-only systems cure much faster — often walkable in two to four hours, driveable within 24.

Garage Epoxy Maintenance in Kelowna
Epoxy and polyaspartic floors are genuinely low-maintenance. Sweep with a soft broom or shop vac regularly. Mop with a pH-neutral cleaner diluted in water when needed — no harsh acids or bleach-based cleaners. Clean up chemical spills (oil, antifreeze, paint strippers) promptly; while epoxy handles brief exposure well, letting solvents sit will eventually dull the topcoat.
Avoid dragging metal objects across the floor — a steel toolbox corner can scratch any floor. And if you're using your garage as a shop space, put rubber mats under jack stands and heavy equipment to protect the topcoat from point-load damage.
With normal use, a properly installed full-broadcast flake system with a polyaspartic topcoat will look great for 10–20 years.
