Epoxy Flake Flooring Kelowna
Full-broadcast vinyl flake epoxy flooring delivers texture, slip resistance, and vibrant colour combinations. The most popular garage and rec-room finish in Kelowna.
(236) 301-8111Epoxy flake flooring — also called chip epoxy, vinyl flake epoxy, or broadcast epoxy — is the most popular decorative concrete floor system in Kelowna and across BC. It combines the durability of a commercial-grade epoxy system with a decorative finish that hides imperfections, adds slip resistance, and creates a floor that looks genuinely high-end without the cost of stone or tile. If you've seen a garage or basement floor and thought 'that looks sharp,' it was almost certainly a full-broadcast flake system.

How Full-Broadcast Flake Epoxy Works
The full-broadcast vinyl flake system is a multi-layer coating applied in a specific sequence:
1. **Concrete prep:** Diamond grinding to CSP 2–3, crack repair, moisture testing 2. **Primer coat:** Low-viscosity epoxy penetrates the substrate and seals the surface 3. **Base coat:** Coloured or clear epoxy rolled at 10–15 mil thickness — this is the layer the flakes embed in 4. **Flake broadcast:** Vinyl chips are thrown at the wet base coat until the entire surface is covered (broadcast to rejection). This is what distinguishes full-broadcast from partial-broadcast — we cover every square inch 5. **Scrape and grout coat:** Once the base coat cures, excess loose chips are scraped off and the remaining chips are locked in with a grout coat of clear epoxy 6. **Topcoat:** A UV-stable polyaspartic clear coat is applied for hardness, chemical resistance, and the final gloss level
The result is a mechanically interlocked, multi-layer system where the flakes are embedded in the coating rather than just sitting on top.
Vinyl Flake Colour Options and Blends
Vinyl flake chips come in hundreds of individual colours and dozens of pre-blended colour combinations. The most popular blends in Kelowna are:
**Classic Grey:** Various shades of grey, black, and white chips. Neutral, clean, works with any garage aesthetic. Most popular.
**Beige/Tan Blend:** Warmer tones — tan, brown, cream, and sand chips. Better complement to warm-toned home interiors.
**Blue/Grey:** Blue, grey, and white chips for a cooler, contemporary look.
**Charcoal/Black:** Dark, dramatic look. Shows dirt less between cleanings. Popular in automotive and high-end residential garages.
**Seasonal and Custom:** We can work with most flake blends — call us if you have a specific colour in mind.
Flake size also varies — standard 1/4" chips are most common, but 1/8" (finer, more uniform look) and 1" (coarser, more textured) are available depending on the aesthetic.
Why Flake Epoxy Is Ideal for Garages and Basements
The full-broadcast flake system excels in residential applications for specific reasons:
**Hides imperfections:** The dense chip coverage disguises minor concrete repairs, surface variation, and minor colour differences in the slab. A metallic or solid-colour system shows everything; flake hides it.
**Slip resistance:** The texture of the chip surface provides natural grip. Smooth epoxy can be slippery when wet; flake systems are inherently safer, especially for garage floors where oil or water may be present.
**Maintenance-friendly:** The chip pattern disguises dirt, dust, and minor scuffs between cleanings. You'll clean a flake floor less often than a solid-colour floor and it will look better between cleans.
**Cost-effective:** Full-broadcast flake is typically less expensive than metallic or self-levelling systems while providing excellent durability and aesthetics.
Partial Broadcast vs. Full Broadcast
There is a meaningful difference between partial-broadcast (sometimes called 'medium broadcast') and full-broadcast flake systems. Partial broadcast uses less material and leaves gaps in the chip coverage — the base coat colour shows through between chips. Full broadcast covers every square inch.
Full broadcast is superior for two reasons: it completely hides the base coat, giving you more colour depth and a more finished look; and it creates a thicker, more durable surface because the dense chip layer adds mechanical reinforcement to the system.
Some lower-cost contractors use partial broadcast to reduce material cost. We use full broadcast on every job because it's the better product.
Topcoat Sheen Options for Flake Flooring
The topcoat goes over the locked-in flake layer and determines the final appearance and performance characteristics:
**High Gloss:** Maximum reflectivity, showroom look. Makes the floor look wet. Very popular in garages and commercial showrooms.
**Satin:** Moderate sheen — looks clean and finished without the mirror reflectivity of gloss. More forgiving of surface micro-texture.
**Matte:** Low-reflectivity, natural-looking finish. Some clients prefer this for a less 'coated' look in basement rec rooms.
All sheen levels are available in standard or anti-slip formulations. We add aluminum oxide anti-slip aggregate to topcoats in spaces where traction is a priority.
